La Jolla Office Building Undergoing $6.6M Update To Work/Play Environment

The Aventine at 8910 University Center Lane (above), a 220k SF Class-A office building on an 11-acre campus in the heart of La Jolla Village, is undergoing a $6.6M overhaul. The redesign by Gensler will modernize facilities, improve operational efficiencies, reconfigure space and upgrade campus amenities. The campus includes the 419-room Hyatt Regency La Jolla and numerous on-site dining amenities, including Fleming’s Prime Steakhouse and Wine Bar, Truluck’s, Café Japengo, The Melting Pot and Michael’s Lounge. It also is within walking distance of La Jolla Village Square, a regional shopping and dining destination.

Owned by Boston-based Rockpoint Group, the building’s improvements include new LED lighting; an upgraded lobby with an espresso bar and indoor/outdoor lounge seating areas; exterior entry enhancement; drought-tolerant landscaping; a new fitness center with shower and locker facilities; updated corridors and restrooms; and upgrades to the parking garage, including new lighting, paint and signage. San Diego-based Cypress Office Properties, a real estate investment firm specializing in acquisitions and asset management, is assisting with the renovation.

"Rockpoint is modernizing this renowned property to create a boutique hospitality vibe that fosters collaboration and creativity in a campus setting," says JLL San Diego managing director Tony Russell. "Once completed, this will be the premier work/stay/play environment in San Diego." He and EVP Bess Wakeman are overseeing leasing of the building. Tony says Aventine can accommodate various user needs, with contiguous spaces ranging from approximately 1,500 SF to 30k SF. He says the top three floors, which offer 360-degree views, are still available, as well as signage rights.
