The Seventh Street corridor, best known for attracting up-and-coming restaurants and bars in repurposed older retail buildings, is also attracting office space users. Marketing service agency LaneTerralever recently inked a lease for 25,600 SF at Missouri Falls, 645 East Missouri Ave.

Built in 1986, Missouri Falls is a four-story, 187K SF property in the Seventh Street corridor. LaneTerralever's space is on the top floor of the building and includes outdoor patios and views of Camelback Mountain. The agency has the option to grow into the remaining 12K SF on the top floor.

The deal represents an expansion for LaneTerralever, which currently occupies 22K SF in Midtown, at 725-733 West McDowell Road. The company will move into its new HQ in 2018.

Lee & Associates principals Colton Trauter and Bill Blake repped LaneTerralever. Michael Strittmatter of CBRE repped the landlord, ICIC Commercial Investments 3 LLC.
