FS Investments Picks Philadelphia's Schuylkill Yards For New HQ, Beating 2 Other States

A major office tenant has elected to stay in Philadelphia, beating out other potential sites along the East Coast.

FS Investments will move its headquarters from the Navy Yard to University City early next year, inking a 16-year, 117K SF lease at 3025 John F. Kennedy Blvd. in Brandywine Realty Trust’s Schuylkill Yards complex.

The alternative investment firm managing $83B worth of assets will leave its 80K SF at the Navy Yard, where it has been since 2015. FS is growing its office footprint in the city by 46%, it said in the Monday announcement.

The company, founded in Philly in 2007, considered moving its headquarters to the city’s suburbs, New York or Connecticut before settling on University City.

“It was our hope that our global headquarters would remain in Philadelphia, and we’re excited we will continue to grow the firm here and deepen our commitment to the City we’ve always called home,” FS Investments CEO Michael Forman said in a statement.

“We ultimately chose Schuylkill Yards because of the value we placed on maintaining our headquarters in Philadelphia, the fantastic work being done to develop a vibrant area of the City, the team at Brandywine and the many opportunities and conveniences this building and neighborhood will offer our employees and clients.”

FS expects to move into the building’s third through sixth floors in January 2026, the Philadelphia Business Journal reported.

The investment firm, which was represented by Tactix Real Estate Advisors, will take advantage of the Keystone Opportunity Zone tax credit program with its new lease.

FS also made use of the KOZ initiative with its first two leases in the city, one at the nearby Cira Centre, which started in 2007, and the other at the Navy Yard.

The company is currently the only tenant at 201 Rouse Blvd. in South Philly, where nearly half of its 600 employees are located.

FS has been growing rapidly. The firm acquired Connecticut-based Portfolio Advisors last year, adding more than 100 workers to its payroll.

The second- and third-largest FS offices are in Connecticut and New York. The new headquarters near 30th Street Station was picked partly because it would be convenient to travel between the three locations.

Lawmakers including Gov. Josh Shapiro, Mayor Cherelle Parker and West Philly Council Member Jamie Gauthier celebrated the Schuylkill Yards lease as well.

“Pennsylvania is the best place in the country for businesses to grow and thrive  and I’m pleased FS Investments recognizes that and its headquarters will remain in Philadelphia,” the governor said in a statement.
