Two Medical Office Buildings In Far Northeast Philadelphia Sell For $17M

Two medical office buildings in far northeast Philadelphia, both recently renovated and anchored by Thomas Jefferson University Hospital, have been sold for $17M.

The properties, at 8001 and 8040 Roosevelt Blvd., were owned by George Comfort & Sons, which sold the property to Harrison Street Real Estate Capital. The sale, comprising a total of 86k SF, was marketed by HFF.

The 57k SF 8001 Roosevelt is more commonly known as the Smylie Times building, after the family that published the Northeast Times out of the building for decades before its recent redevelopment.

The properties are close to Nazareth Hospital and 1,500 units of senior and assisted-living housing. Together they are 94.7% leased.
