Marketing Firm Grabs Large Industrial Space

Image Options, a provider of retail, exhibit and events visual marketing services for clients such as IKEA, Dior and Oakley, has inked an 88-month lease for 80 Icon, a 100k SF, Class-A industrial building in South OC’s Foothill Ranch.

The lease is one of the largest industrial transactions in the South OC region so far this year. “There are very few leases in this size range within the South Orange County region,” says CBRE Newport Beach-based first VP Brian Cole, who repped the tenant along with CBRE SVP Gregg Haly.

Image Options is expanding due to the its continued growth. The facility, owned by Denver-based DCT Industrial, includes 20k SF of office space, a 20k SF HVAC production area and seven loading docks.

Demand for high-end industrial space in the Greater LA and OC region has fueled increases in rental and sales rates for commercial space, and has resulted in historically low vacancy rates and diminishing concession packages, as the market remains constricted and very competitive, according to the latest CBRE research.
