The Humane Society of the United States, after selling its office building at 2100 L St NW to Akridge in January, has signed a lease to move to 1255 23rd St NW in the West End. The HSUS plans to move this July.

The building, owned by a JV of Carr Properties and MetLife, has just undergone a renovation, checking off the list of amenities for a 2016 office building: updated lobby, rooftop patio, conference center, lounge and fitness center. HSUS will occupy about 23k SF in what's known as the Floyd D. Akers Building. Cushman & Wakefield repped Carr Properties.

The animal rights organization won't move far from the building it sold for $11M to Akridge, COPT and Argos. That team plans to develop a 10-story, 190k SF trophy office building, along with renovating the Thaddeus Stevens School next door. HSUS isn't the only association to sell its HQ to Akridge to build a new trophy office: the American Beverage Association and American Association of University Women sold their HQs on 16th Street to the developer last year.
