Almost a year ago to the day, the National Association of Broadcasters made history as the first association to announce plans to move from downtown DC to the Capitol Riverfront, in a 120k SF office building built by Monument Realty. The NAB will purchase the building, half of Monument Realty's lot on the corner of South Capitol and M Street. On the other half, Monument is planning an apartment building.
While no law firm has yet decided to relocate south, the move of a major association raised more than a few eyebrows. The building is a block away from Prudential Real Estate Investors' 1015 Half St SE, the new home of the National Labor Relations Board and CBS Radio DC's operations. Government and media companies tend to lead the way in emerging markets, but the NAB could be a harbinger of DC's premier tenant class taking more notice.
While the office market is just starting to get going, the restaurant scene at the Capitol Riverfront is growing. Most recently, Circa and Open Road announced they would each open locations in 99 M St from Skanska. But there's also the Top of the Yard rooftop bar on the new Hampton Inn, which we snapped a picture of last week. With hundreds of thousands of retail square footage still up for grabs in the neighborhood, even more restaurants will find their way to the water.
