A major new multifamily project has just hit the boards across from Nestlé's U.S. headquarters in Rosslyn.

Snell Properties filed plans with Arlington County to replace the Ames Center office building at 1820 North Fort Myer Drive with two residential towers reaching 30 and 31 stories, ARLnow reports.

The project would include 788 units across the two buildings, with 424 units in the the 31-story south tower and 364 residences in the 30-story north tower. The buildings would have 8K SF of ground-floor retail space.

The development would include a four-story garage with around 650 parking spaces and 317 bicycle storage spaces. The developer is also planning to add bicycle lanes next to the building and increase the sidewalk space.

The office building on the site was formerly home to the Art Institute of Washington, which closed last year. The building is now over 50% vacant and the remaining leases are set to expire before construction would begin.

The property sits across the street from the Rosslyn Metro station and the 1812 North Moore office building, where Nestlé moved its U.S. headquarters in 2017 and recently expanded.

The development wouldn't affect the uniquely designed Exxon gas station nestled under the building's northern corner, built decades ago as a part-church, part-fill-up station in an early example of eclectic mixed-use design.
