In addition to its two 31-story towers and hot fast-casual chains on the ground floor, The JBG Cos' Central Place mixed-use development in Rosslyn will also include a public bus tunnel.

The tunnel, built below the south tower, will begin Metro bus service as early as next week, Greater Greater Washington reports.

WMATA had previously owned a bus alley on the site, which connected North Moore and North Lynn streets. As part of assembling the block and entitling the site for development, JBG agreed to re-create the bus alley through the base of its building.

The construction of the tunnel will cost the developer $2.5M, plus the lost revenue from not having retail in the space, JBG VP of development Matt Ginivan tells Bisnow. JBG also contributed 10% of the cost for WMATA to build new Metro elevators on the site.

"It is the fruit of a really long partnership with Arlington and WMATA to try and take all the competing wants and needs for the site and make it work in one mixed-use project," Matt says.

The project's construction has forced Metro to detour the bus routes, adding up to 15 minutes to commuters' rides. The addition of the tunnel, a rarity in a private project, figures to ease those commutes and help with Rosslyn congestion.

The retail is expected to open in Q3 2017, with the office anchor, CEB, moving in in early 2018. [GGW]
