A 1940s era, garden-style apartment community on Arlington's Columbia Pike corridor is slated for a major redevelopment.

Merion Group filed a proposal to demolish a majority of the 117-unit Greenbrier Apartments and build a pair of six-story buildings totaling 400 units, ARLnow reports.

The 5-acre property, sitting near the intersection of South Greenbrier Street and Columbia Pike, features 18 garden-style apartment buildings constructed in the 1940s. Merion acquired the property in January 2018 for $33M, property records show.

The Arlington-based developer plans to demolish 14 buildings, totaling 90 of the property's 117 existing units, for the project's first phase. It then plans to build two six-story buildings totaling 400 units.

The developer presented two options for the project's affordable housing component. It could either set aside 93 units for those making up to 60% of the area median income, or it could set aside 124 units, with half of them at 60% AMI and the other half at 80% AMI.

Four of the existing buildings would remain after Phase 1, and the developer said it plans a second phase, but it didn't provide details on that component. The application for the first phase is scheduled to go before the Arlington County Board Saturday.

The property is less than a half-mile from Bailey's Crossroads, providing access to retail centers featuring Giant, Aldi, Dick's Sporting Goods, Trader Joe's and Best Buy. It is about one mile from the 366-unit Centro Arlington, a Harris Teeter-anchored project Orr Partners delivered on Columbia Pike last year.
