Urban Investment Partners submitted its plans to the Zoning Commission Monday for the 140-unit apartment building it's developing in Tenleytown.

The developer acquired the property at 4620-4624 Wisconsin Ave NW from American University in February.

UIP had hoped to buy the adjacent property at 4626 Wisconsin from the Columbia Typographical Union to allow for a larger development, but that deal fell through, president Steve Schwat tells Bisnow.

"It would have been nice to include the union property," Steve says. "It would have made for a better project and improved the block."

The plans, rendered above, call for an eight-floor, L-shaped building that will include roughly 140 rental units. UIP will brand the building as The Broadcast because the area is home to many radio towers and broadcast studios, Steve says, and it will have a retro feel to it.

The ground floor will feature 12k SF of retail space. Steve says UIP is looking to bring in restaurants, bars and possibly a small grocery store to fill the space. It is also considering trying to retain some of the existing retailers that could be displaced by the project. The Irish pub Kitty O'Shea's currently sits in the building at 4624 Wisconsin.

UIP presented the plan to the local ANC in May, and Steve is confident neighborhood residents will support the project. If the zoning process goes smoothly, Steve hopes to break ground this spring and have the building deliver 16 months later.

The other building UIP acquired in that February deal with American, 4000 Brandywine St NW, is under construction. Steve says it will deliver in nine or 10 months with 100 apartment units and will be called The Frequency.
