UIP’s Planned Tenleytown Mixed-Use Goes Before ANC

Urban Investment Partners has presented its plans for a proposed mixed-use development in Tenleytown to the ANC.

The project is at 4620-4626 Wisconsin Ave NW, and will see the three existing buildings on-site renovated into a single L-shaped building that will include residential and retail components, Urban Turf reports.

Plans call for 155 apartments that will range from studios to two-bedrooms, as well as 20k SF of street-level retail. Hickock Cole has been tasked with design of the project, which will see the demolition of the existing building at 4626 Wisconsin Ave, and the completed building bend toward the north side. The existing 75-space parking garage will be retained.

The company plans to file a PUD next month, and will seek out the necessary rezoning.

UIP acquired the Wisconsin Avenue properties as part of a $45M transaction with American University back in March. [UT]
