Changes are afoot for a seven-story project near the Howard Theatre from Monument Realty.

Monument was originally planning about 110 residential units for a development at Wiltberger and T Streets NW, on properties adjacent to the Howard Theatre and Wonder Bread Factory. Plans now call for 59 to 79 residential units, Urban Turf reports.

The development, which will include four properties that front Ellington Plaza at 608-618 T St NW, will also sport over 7k SF of retail, and two levels of below-grade parking. PGN Architects has been tasked with design for the project, which is slated to go before the Board of Zoning Adjustment later this month.

Monument’s project is not far from the Shaw-Howard Metro stop, and yet another to join the growing list of residential projects in the red-hot Shaw market. While developers continue to be attracted to the neighborhood, they also have to go the extra mile to ensure new projects fit in with Shaw’s history and edgy identity. [UT]
