The development team behind Marriott International's future downtown Bethesda HQ filed new plans with Montgomery County last week, proposing a larger project than previously envisioned.
Bernstein Cos. and Boston Properties are seeking to build an 825K SF office building for Marriott, about 125K SF larger than originally planned, the Washington Business Journal reports. The change brings the development's total density up to 1.05M SF.
The plans still include a 230-room hotel, the same size as the original plan. The proposed building heights remain the same too. The 300-foot-tall, 22-story office tower would be the tallest in Bethesda.
Marriott, in January, selected Bernstein's site at 7750 Wisconsin Ave. for its new HQ, and the deal was made official in July. Bernstein will build the hotel, and it brought on Boston Properties to partner on the office component. Gensler designed the buildings, and Sesaki Associates is the landscape architect.
The hotel giant aims to move in 2022 into the new headquarters, which sits about four blocks north of the Bethesda Metro station. Marriott CEO Arne Sorenson said at a Bisnow event in May that accessibility to public transit was a top priority for the relocation.
