A 1950s-era shopping center near Leesburg's historic downtown has been tapped for a mixed-use redevelopment.

Keane Enterprises filed plans with Leesburg last month to build 490 apartments, 160 townhouses and condos, 105K SF of office and 70K SF of retail on the Virginia Village property, the Washington Business Journal reports.

The 18-acre site, currently occupied by a low-rise shopping center, sits near the intersection of Catoctin Circle and South King Street. Keane, which has completed several projects in the Leesburg area, bought the property in 2017.

The project will consist of five-story mixed-use buildings and structured parking garages with nearly 1,500 spaces. It will also feature two parks and an outdoor amphitheater.

The developer is working with MV+A Architects on the project, and it is working with community engagement platform CoUrbanize, where over 400 comments have been posted about the project. Keane aims to receive county approval next year and break ground by 2022.

Leesburg has not experienced the same level of urban-style mixed-use development as some other parts of Loudoun County and the D.C. region. One exception is the Village at Leesburg project, a 1.2M SF, Wegmans-anchored development with a mix of offices, residences and retail.
