Rockville-based Foulger-Pratt Development has submitted plans for a massive mixed-use redevelopment project in NoMa.
The company plans to redevelop a 1.5-acre site at 301-331 N St NE in NoMa, which currently houses an industrial supply store, a self-storage facility and surface parking lots. Plans call for 370 residential units, 175 hotel rooms, ground-floor retail and office space, the Washington Business Journal reports. The residential portion will be spread across two buildings that will share a lobby entered from N Street. Building one will be an 11-story tower with 275 units and ground-floor retail while the second building will house 94 units and more retail. Additional plans call for an 11-story, 175-room hotel at the southeast corner of the site.
Foulger-Pratt is the latest in a long line of developers who have had their eye on the exploding NoMa/Union Market area. Just this week, Kettler submitted a proposal for a massive, mixed-use development for a site that is less than a quarter of a mile away from the Foulger-Pratt site. Kettler plans four residential buildings with 975 units, ground-floor retail and two office towers. Not too much further away, JBG and Gallaudet University have teamed up for a proposed $450M mixed-use project along 6th Street NE that will include 1,800 residential units, office and retail. [WBJ]
