Two years after proposing a mixed-use project on the site of a former Tysons Ford dealership, Garrett Cos. has a chance to move the development forward this month.

The developer's proposal for an eight-story, 386-unit building with 129K SF of retail will go before the Fairfax Planning Commission on July 13 and the Board of Supervisors on July 25, the Washington Business Journal reports.

The property, at 8201 Leesburg Pike, was previously a Kip Killmon's Tysons Ford. Garrett acquired the property in 2014 for $26.5M. The developer leased out the 50-year-old, one-story building to used car dealer Koons Automotive on a month-to-month basis as it went through the planning process.

The Stafford County-based developer has scaled down the plan from its original pitch. The proposal initially called for 500 apartments and an 81K SF grocery store, plus restaurants and traditional retail. The plan now calls for one mixed-use building with two outdoor parks. The 5.4-acre site is a quarter mile from the Tysons Corner Metro station.
