A prominent site in Rosslyn could soon be developed into a hotel and apartment skyscraper reaching 38 stories.

The Dittmar Co. submitted a proposal to Arlington County to replace the Holiday Inn Rosslyn at 1900 Fort Myer Drive with a 732,600 SF development featuring 490 apartments and 327 hotel rooms, the Washington Business Journal reports.

The building would include two towers reaching 26 and 38 stories. For comparison, Rosslyn's 1812 North Moore and Central Place projects have 35 and 31 stories, respectively.

The 335-room Holiday Inn, built in 1972, sits near the corner of Fort Myer Drive and Lee Highway. It is across the highway from the Key Bridge Marriott, which could also be tapped for a major development after it sold last year.

Vienna-based Dittmar, which also has a major development planned in Tysons, is asking the county to increase the density of the Holiday Inn site to allow its planned 733K SF project. The plans call for a 6K SF event space on the 38th floor of the taller tower, another 6,840 SF ballroom and 13,465 SF of retail or civic uses. It would also include seven levels of parking, three of them underground, totaling 858 spaces. The developer is working with MTFA Architecture on the project.

The apartments would consist of 95 studios, 250 one-bedrooms, 116 two-bedrooms and 29 three-bedrooms, UrbanTurf reports. The developer is also seeking to use 70 of the units as furnished short-term rentals, though it has not said if they would be managed by a third-party operator like WhyHotel, which has opened similar concepts in the area. Dittmar hopes to break ground in 2020 and deliver in 2023.
