A proposed development at the site of a former Superfresh supermarket in American University Park remains in the very early stages, but the scope of the project is beginning to come into focus, Urban Turf reports. Valor Development and architect BKV Group have presented two options to community members for the site at 4330 48th St NW.
Option No. 1 would be a “matter of right development” built on-site. The project would include a six-floor residential building with 200 units and 20k SF of retail space. The second option is for a planned unit development (PUD) that would create three residential buildings with more than 250 units, connected by courtyards, plazas and walkways.
Residents expressed concerns about further urbanization and the effect on property values. The public would also like a grocery store to return to the site, which BKV believes can be best accomplished through the PUD. Valor and BKV will present a final proposal based on resident feedback and communications to the local Advisory Neighborhood Commission. [UT]
