Construction To Begin On Comstock's Downtown Herndon Development

A development that will bring nearly 300 apartments, an arts center and retail to downtown Herndon is set to begin construction.

Crews will begin work next week on the 5-acre site where Comstock Partners plans an $85M development, according to a statement on the town of Herndon's website, first reported by Reston Now.

The initial work will include asbestos removal, environmental remediation and demolition of the building on-site, a Subaru dealership.

Herndon selected Comstock in 2017 to develop on the site. It sits at the intersection of Elden and Center streets, near a host of retail businesses in the center of the Fairfax County town.

The project is planned to include 273 apartments, 17K SF of retail, an 18K SF arts center and a 787-space parking garage that will include public spaces. Torti Gallas & Partners designed the project.

Comstock's website says the apartment building will be named BLVD Historic District, using the same branding as its other Northern Virginia apartment buildings. Its amenities will include a pool, outdoor cooking facilities and other social gathering spaces.

The town still needs to finalize agreements with Comstock and issue building permits before closing on the sale of the land to the developer, Herndon said in the statement.

Comstock is also the developer behind the Reston Station and Loudoun Station mixed-use projects, two major transit-oriented developments adjacent to Silver Line stations. Herndon will also welcome a Silver Line station as part of the rail line's second phase, but it will sit roughly 1.5 miles from Comstock's project.
