New details are beginning to emerge about the massive redevelopment planned for Alexandria's mostly shuttered Landmark Mall.

Alexandria released a series of draft recommendations at a community meeting Saturday that call for up to 5.6M SF of development and buildings as tall as 250 feet on the mall property, the Washington Business Journal reports.

Howard Hughes Corp. now controls the entire 51-acre mall property after reaching an agreement last year with the owner of the Sears, the only store remaining open at the mall. Howard Hughes bought the Macy's in January 2017 before closing the department store.

The recommendations call for at least 20% of the site's development to be commercial space, either office, hotel, retail, entertainment or institutional. The developer will receive additional density to include affordable units in market-rate residential buildings. The recommendations also envision 3.5 acres of public open space across the site, an urban transit hub, and pedestrian- and cyclist-friendly streets.

The Alexandria Planning Commission and City Council are scheduled to hold public hearings on the project in April, but it will likely be several years before construction begins. Landmark is one of at least six malls across the D.C. area that have shuttered department stores with the owners looking to either replace those tenants or redevelop the property.
