The AFL-CIO Building Investment Trust has unveiled its vision for a 17-acre portion of the WestGate office park in Tysons.
AFL-CIO affiliate BIT Investment Fifty-Two acquired the parcel in 2011 for $138.5M, and briefly marketed the buildings on site before shifting its focus to development. Initial rezoning plans were filed in 2014, and final development plans were submitted earlier this month, the Washington Business Journal reports.
The new development, called The Highland District, would replace the existing mid- to high-rise buildings with five new buildings that would house over 1,900 residential units and as much as 37k SF of retail. AFL-CIO envisions a pedestrian-friendly residential community, nearly four acres of park space, and a new street grid as part of the plans. The project, which would be built in phases over the next decade or so, now heads to the Fairfax County Planning Commission for review.
This is the latest development proposed in Tysons with an urban spin. Among the other urban-centric projects in the works are Macerich’s Tysons Corner Center. The first buildings for that project have already delivered, and additional residential, retail, offices and park space are on the way. [WBJ]
