Tritec Real Estate has found an anchor for its massive Kincora project in Loudoun County.
Data center operator CyrusOne has purchased a 40-acre portion of the 424-acre development footprint and plans to open a $1B data center, Loudon Now reports.
Kincora is zoned for 6.7M SF of development, including 4M SF of office, 1,400 residential units, 480k SF of retail, a 572-room hotel, a 53k SF children's science museum and a 500-seat community theater. 175 acres of the site have been set aside for a nature preserve.
This won't be CyrusOne's first facility on Loudon's Data Center Alley, which houses the world's largest concentration of data centers. It owns a 129k SF data center in Sterling, with another facility on that property wrapping up construction soon.
The purchase also resulted in the first reimbursement for the Virginia Transportation Infrastructure Bank, a private-public partnership created in 2011 to help finance road projects. Tritec held the land for decades before getting Kincora's wheels turning as it waited for roads to be completed. [LN]
