Development Of 25-Acre Alexandria Riverfront Site Takes Step Forward

Twenty-five acres of Alexandria riverfront property with views of the Washington Monument have sat empty since the Potomac River Generating Station closed in 2012. That could soon change.

The landowner, Pepco, took a first step toward future development last week when it subdivided the site into parcels, the Washington Business Journal reports.

The first 20-acre parcel contains the shut-down power plant while the other 5.78-acre portion contains Pepco's still-operational switching yard and a parking lot.

Following the subdivision, Pepco is expected to sell the site—at 1300 N Royal St in Old Town North—to NRG Energy, which leased the power plant. NRG says it will explore redevelopment options down the road, but is still in the early stages.

Nonprofit Potomac River Green, which has no affiliation with NRG, sketched the above concept design. The plan would create a mixed-use development with around 600 residential units, 125 hotel rooms, 105k SF of retail, 99k SF of office space and 75k SF of energy buildings. NRG has not endorsed this plan and has no current timeline of when it will begin development plans.

This development, while not yet officially approved, would be one of many upcoming projects in Alexandria. Others include 1.5M SF mixed-use development at Oakville Triangle, the 1.2M SF mixed-use Potomac Yard, and the Gateway at King and Beauregard, which will contain 348 residential units, 94k SF of office and 40k SF of retail.
