3 Large Development Sites Near Dulles Airport Hit The Market

A Map Showing The Three Dulles-Area Sites Cbre Is Marketing

Developers looking for land to pursue large-scale developments around Dulles International Airport and the booming Silver Line corridor have three new options.

The Metropolitan Washington Airports Authority retained CBRE to market three pieces of undeveloped land near the airport for sale or lease, including one adjacent to the future Loudoun Gateway Silver Line station.

MWAA said it wants to see development on the sites to bring in funds to help it compete with other airports and to promote economic growth throughout the region.

The Metro-adjacent site, being marketed for lease, is composed of four separate parcels totaling 68 acres. The parcels sit on both sides of Route 606, just north of the Dulles Greenway and directly to the east of a future Silver Line stop. CBRE's marketing materials peg this site as ideal for retail, office and hotel.

The largest site is a 424-acre parcel directly to the west of the airport. CBRE is marketing it for sale or lease and said the site would be ideal for data centers and industrial warehouses. Loudoun County has emerged as a national hub for data centers in recent years.

To the west of that site, the third parcel spans 160 acres and has more than a mile of frontage along Route 606. Marketing it for lease, CBRE said the property could be used for data center, warehouse, retail and other nonresidential uses.

"The parcels represent a rare opportunity in the tight data center and logistics market close to Dulles Airport, the new Silver Line Metro stations, and the fast-developing Virginia State Route 606-U.S. Route 50 interchange," CBRE Executive Vice President Bob Gibbs said in a release. "Developer confidence in the Northern Virginia industrial market is high."
