Construction has begun on Kaiser Permanente's New Carrollton facility, the first phase of a 71-acre transit-oriented development.

Developer Urban Atlantic was joined Wednesday by Kaiser Permanente executives, Prince George's County elected officials and the general manager of WMATA to break ground on the 200K SF facility.

Kaiser Permanente signed the deal in April to become the first office tenant for the 2.7M SF mixed-use development. WMATA owns the 71-acre plot around the New Carrollton Metro, and in 2010, the agency selected Urban Atlantic and Forest City to develop the site.

The full development, planned in phases over about 10 years, is slated to include 1.3M SF of residential, 1.1M SF of office, 150K SF of retail and a hotel. New Carrollton will be the eastern terminus of the future Purple Line, which broke ground last month, and also has Metro, Amtrak and MARC train stops.

At New Carrollton, Kaiser Permanente will join a growing roster of companies that includes 2U, an education technology company that opened its new 281K SF HQ there in April.
