Bisnow Scoop: Famous Embassy Leasing Its Space

For the first time ever, office space at the House of Sweden on Georgetown's waterfront is being publicly marketed by brokers. (You think your office politics are complicated. A wrong move here could kick off another Seven Years' War.) J Street's Shea Byers (right, with colleague Geoff Kieffer outside the building last week) tells us the top two floors that house both the Swedish and Icelandic embassies are now available, broken into seven spec suites. The Property Board of Sweden, which owns and manages the building, originally sought to market the units as residential condos, and Shea says there's a "posh residential feel" as a result.

It's a unique offering for Georgetown, he says, since there are few new office buildings in the submarket (the House of Sweden delivered in 2006), and small spec suites with waterfront views are usually hard to come by, since they're usually reserved for larger tenants. The Swedes were meticulous with their design, Shea says, and there's clean modern lines donning the exterior and Swedish maple wood throughout the interior. The suites, which he tells us can be combined, are priced at the top of the market for Georgetown—$60/SF net of electric.
