Yesterday, we brought you Northern Virginia's projects delivering this summer. Not wanting to upset the delicate balance of power in this DMV tinderbox, today we cross the river to explore what's happening in suburban Maryland. No one better complain there's no place to live in Bethesda or Rockville.

1. Rockville Town Center - Phase 1

Where: Rockville
Who: Duball
Project size: Total is over 700k SF

Duball is finishing a 15-story, 263-unit apartment building called The Upton and the 140-room Cambria Suites hotel, 16k SF of retail and 600 parking spaces. Leasing starts on the apartment building next week and the hotel opens May 7. The $130M project has been under construction about two years. Next up is Phase 2, an 18-story, 400-unit residential building, with 20k SF of retail and 700 parking spaces.

2. The Terano

Where: Rockville, next to Twinbrook Metro
Who: JBG
Project size: 214 apartments and 18k SF of retail

Transit-oriented, mixed-use project that delivers in May and includes 15% affordable units and a Revolution Cycles. Apartments range from one- to two-bedroom lofts and amenities include dog park, bike storage and maintenance center, an outdoor pool, fireplace and grilling stations, and a fitness center with a separate yoga studio. It's part of JBG’s 30-acre development strategy surrounding Twinbrook Metro. When completed, the mixed-use project will be 3M SF.

3. The Pallas

Where: North Bethesda
Who: Federal Realty Trust
Project size: 318 luxury apartments

Federal Realty is adding a high-rise apartment building and garage to its popular Pike & Rose development. The Pallas apartments, opening June 1, range from studios to three-bedrooms and follow in the footsteps of PerSei, a residential project that’s almost completely leased.

4. The Galvan

Where: Rockville
Who: JBG
Project size: 356 apartments; 100k SF of retail, including a 63k SF Safeway.

JBG turned 1800 Rockville Pike from a one- and two-story retail center surrounded by surface parking into a sustainable, transit-oriented project of 356 apartments with four courtyards, and a swimming pool and outdoor meditation area. It all sits above a 62k SF Safeway, restaurants with outdoor seating and neighborhood retail, including an Ethan Allen Design Center, Smashburger and Capriotti's. The project was the first to be approved in Twinbrook under Rockville's new mixed-use transit district zoning guidelines. 

5. Gables Upper Rock

Where: Rockville
Who: Gables Residential
Project size: 149 apartment homes

Making its debut in June, 40 Upper Rock Circle is part of Gables Upper Rock, a mixed-use community that has delivered three of four residential buildings. With this building, the community has 551 units, two heated resort-style pools, outdoor courtyards with fire pits, meditation gardens, a dog park and pet grooming spa, and full-size bocce courts. (Because everyone knows the only way to come down off the high of a full court bocce match is to meditate.)

6. The Flats and The Darcy

Where: Bethesda
Who: StonebridgeCarras and PN Hoffman
Project size: The Flats is 162 units; The Darcy is 88 units.

The Flats and The Darcy are two residential buildings, with 42k SF of retail, and a four-level, below-grade public and private parking garage. The Flats is five stories, 162 units, with a rooftop demonstration kitchen, outdoor fire pit, pet-sitting services and one- to three-bedroom apartments ranging from $2,500 to $5,900 a month, according to BethesdaNow. Across the street is The Darcy, a nine-story condo building, selling units between $840k and $1.7M. Ground-floor tenants include Silver (Silver Diner’s new upscale concept), Paul Bakery, Chop’t, Pottery Barn and PassionFish. The project sits on two former public surface parking lots and was acquired through a land transfer with Montgomery County.
