A 12-story affordable housing development could soon replace a series of low-rise apartments in Arlington County.

Arlington Partnership for Affordable Housing filed plans to replace the 72-unit low-rise buildings at 1300 and 1305 North Pierce St. with two 12-story buildings totaling 561 affordable units, UrbanTurf reported.

The buildings are part of the Marbella Apartments community, which sits near the intersection of North Pierce Street and Arlington Boulevard, about a half-mile from the Courthouse Metro station.

APAH is working with KGD Architecture to design the redevelopment, which would be built across two phases. The first phase is planned for 193 family-sized units and 132 senior units, and the second phase would have 236 apartments.

The apartments would range from one-bedrooms to three-bedrooms. The buildings would have shared amenities including a fitness center, courtyards, multipurpose rooms and work areas. The buildings would also have a combined 281 below-grade parking spaces for vehicles and 226 spaces for bicycles.

APAH President and CEO Nina Janopaul previewed the project in March at an Arlington County Board hearing on a proposal to increase building heights in certain zones if developers commit to making projects fully affordable, the Washington Business Journal reported. She said the proposed zoning change was necessary for APAH's project to move forward. The County Board adopted the zoning change in April.
