The District government has selected 11 new projects to receive funding from the Housing Production Trust Fund, the second round of funding in a fiscal year that has already seen more than $300M disbursed.

The projects come from the general evaluation round of the 2021 Consolidated Request for Proposals issued by the Office of the Deputy Mayor for Planning and Economic Development.

More than 80% of the units funded in this round are expected to be affordable to those making less than 50% of the area median income, a key priority of Mayor Muriel Bowser's housing policies, but one where her administration has fallen short on delivering.

“We are focused on doing what we need to do to keep more Washingtonians in DC — and part of that means making these historic investments in affordable housing," Bowser said in a statement. "But in addition to making the investments, we also have to get the money out the door and into quality projects, and that’s what we’re doing at these 11 sites.”

In total, the $170M will help fund 955 net new affordable housing units and preserve 164 homes, the mayor's office said. The projects are:

• The NHP Foundation’s Harvard Court Apartments in Ward 1, with 109 net new units and 22 units designated for permanent supportive housing.

• Phi Beta Sigma and Legacy Real Estate Development’s 145 Kennedy St. project in Ward 4, set to produce 35 net new units, with eight units of permanent supportive housing.

• Jair Lynch and THC Affordable Housing’s McMillan Senior Apartments in Ward 5, set to produce 85 net new affordable units, with 24 units of deeply affordable housing.

• MacArthur Development Partners’ 1109 Congress St. in Ward 6, expected to produce 69 net new units, all of which are slated to be deeply affordable housing designated for permanent supportive housing.

• Volunteers of America National Services and Hoffman & Associates’ Parcel B Buzzard's Point Senior project in Ward 6, set for 110 net new units, with a majority targeting lowest income households.

• Medici Road and James River Housing’s Deanwood Station in Ward 7 with 15 affordable homeownership opportunities.

• TM Associates Development and Kadida Development Group’s 950 Eastern Ave. NE project in Ward 7, set to produce 56 net new units, with 13 units of deeply affordable housing.

• The NRP Group and Marshall Heights Community Development Corp.’s Benning Road Metro Affordable project in Ward 7, set to produce 109 net new units, with 22 units of deeply affordable housing.

• NHP Foundation’s Ridgecrest Phase 2 in Ward 8, set to produce 64 net new units while preserving another 64 units of existing affordable housing.

• Gilbane Development Co., MED Developers, Housing HelpPlus and EquityPlus Manager’s Belmont Phase 2 in Ward 8, set to produce 124 net new units while preserving another 100 units of existing affordable housing.

• NHT Communities’ Congress Heights Metro Residential project in Ward 8, set to produce 179 units of net new units, with 10 units designated for permanent supportive housing.
