Another Mega-Project Planned For Downtown San Jose

Longtime San Jose developer KT Urban is moving forward with plans for another big project in the city's transforming downtown.

The Cupertino-based company has submitted a site development permit for Woz Way Offices, a 1.8M SF office project in downtown San Jose, it said this week.

Plans include two 20-story towers with mostly office space, in addition to 30K SF of outdoor terraces, 6K SF of retail and eight levels of parking for 1,215 spaces. KT Urban said it hopes to break ground next year.

The C2K Architecture-designed project, which is near San Jose's McEnery Convention Center and within a short drive of Diridon Station, could fit the needs of one or multiple tech tenants, according to KT Urban partner Shawn Milligan.

“It’s rare to find a 3-acre project in a setting like downtown San Jose," Milligan told Bisnow. "Our discussions with folks in the market suggests that tech companies in particular are looking for locations where they can grow their business."

At 280 Woz Way, the project is just south of a few other projects set to change San Jose's skyline. Jay Paul Co. is underway on what would be San Jose's tallest office building at 200 Park Ave., and also plans a 3.6M SF office complex across the street at CityView Plaza.

Adobe also has a big project in the 18-story, 700K SF expansion of its existing downtown San Jose headquarters.

KT Urban, which often entitles projects before partnering with or selling to institutional builders, will likely do one of the two with Woz Way Offices, according to Milligan. The company said it hopes to be ready for when companies have a little more certainty to work with and demand picks up again, he said.

“We might be too optimistic, but we think that that’s going to return to the market," Milligan said. "We want to be shovel-ready when things get back to normal, whenever that is.”
