Tishman Speyer's Proposed Residential Towers At 655 Fourth St. In San Francisco

Tishman Speyer has proposed two residential towers near AT&T Park at Townsend and Fourth streets in San Francisco. The $540M project at 655 Fourth St. will consist of 907 residential units split into two 400-foot residential towers, according to planning documents. The project would fall under the proposed Central SoMa Plan, which is expected to be finalized this year. The towers are designed by Bjarke Ingels Group, and would be the firm's first San Francisco project, according to the San Francisco Business Times.

Each of the buildings would be made up of a podium and two tower segments with one 50 feet taller than the other. Each building would have a large ground floor and each subsequent floor would be slightly smaller than the floor below; all the floors would be uniform for the top half of the tower. A large public walkway would separate the two buildings.

The proposed project would tear down existing one- and two-story buildings and build over 1M SF and include over 26K SF of ground-floor retail and a roughly 94K SF below-grade parking garage for 450 parking spots. The project also will include 316 bike parking stalls.

The residential units will include a mix of studios, one-bedroom, two-bedroom, three-bedroom and loft units. The project does not include affordable housing, but the developer plans to meet its inclusionary housing requirement with off-site affordable housing in two nearby Central SoMa projects.
