JC Paper Inks Renewal

Westcore just inked a 10-year lease extension with JC Paper for its 214k SF warehouse space at 47422 Kato in Fremont. Victor DeBoer of Lee & Associates-Oakland says industrial rents have gone from "idle to full steam ahead" in the last 18 months, commanding rents in the low-to-mid $0.60s/SF in Fremont for brand new construction. The building was originally constructed for JC Paper in 1997, and the firm will soon have a high-speed neighbor; Westcore's 302k SF warehouse building under construction on site was just fully leased by Tesla.
