The shuttered 700K SF former California Pacific Medical Center could become much-needed housing in the Presidio Heights neighborhood if developer Prado Group gets approval for new plans they plan to submit to city officials for its redevelopment.

The Prado Group, which acquired the medical center at 3700 California St. in 2022, will ask the city for permission to expand the planned project with a senior-living addition. Leaders discussed the new plan with community members Tuesday, the San Francisco Chronicle reported.

The new plan would bring a total of 560 new homes to Presidio Heights, the Chronicle reported, including 320 condos and 15 townhomes, if the city approves it.

Instead of offering on-site affordable housing, Prado Group has opted to pay the in-lieu fee to the city, which was estimated at $43M to $44M in 2020, but will likely be much lower under the modified plan, per the Chronicle.

The project will likely break ground in 2026 or 2027.

Addressing concerns about the potential height of the project, leaders for the Prado Group told community members that they will not use state or city incentives to build anything higher than the 80-foot zone height, the Chronicle reported.

This week’s community meeting is the first step in the process for the Prado Group to file an application to modify their plans with the city’s planning department next month, per the Chronicle.
