Why The Silicon Forest Is Still A Tech Magnet

The Silicon Forest will have another new resident come September: NorCal-based Rosendin Electric, one of the country's largest electrical contractors, inked a deal for a 91k SF facility at Majestic Brookwood Business Park in Hillsboro that will be completed in about seven months.

Hillsboro, best known for Intel's Converged Core Development Organization (one of Intel's two primary processor core development sites, with the other in Israel), continues to be a magnet for tech. "After looking at all of the options in the Portland metro, Majestic Brookwood was the best option for Rosendin," said CBRE's Scott Weigel, who repped the tenant in the lease.

Proximity to Intel, one of Rosendin's significant customers, was a key consideration, Weigel said. But the site had other things going for it, such as access to the highway and the timing of when the building was able to be delivered via a design-build process.

Majestic Brookwood Business Park is a new multi-building development on 73 acres in Hillsboro that will include about 1M SF of commercial space. The site features direct access to fiber optic connectivity, which positions it for data-heavy users or data centers. The Rosendin location will be its division HQ, which supports more than 450 employees throughout the Northwest.

Landlord Majestic Realty Co., which is developing the business park, was repped by Colliers International's Mike Thomas and Mark McClung. The park is a busy place: Amazon took space there late last year, and construction is underway at the property on the first phase of 107k SF for ViaWest, a provider of co-location, cloud and hosting services. Brookwood will serve as ViaWest’s third data center in the Portland area.
