Cell Therapy Manufacturer Buys 85K SF Facility To Expand In Philly Suburbs

The biomanufacturing sector continues to grow in the Philadelphia region, with the latest expansion coming from a Princeton, New Jersey-based cell therapy manufacturer.

Made Scientific Inc. acquired an 85K SF manufacturing facility in East Norriton, Pennsylvania, it announced Monday.

It acquired the facility from another biomanufacturing company, Resilience, which announced Monday that it sold the "non-core asset" as part of its effort to "streamline operations."

The announcements didn't disclose the sale price or the property's address. But a Resilience spokesperson told Bisnow the facility is at 2900 Potshop Lane, about 20 miles west of Philadelphia in Montgomery County.

The buyer acts as a manufacturing partner to biotech companies advancing cell therapies toward commercial launch, and it stated that buying an already operational facility will help it bring those products to market faster.

"The acquisition of an operational facility with an experienced manufacturing team represents a significant advance in our ability to support clients from clinical to commercial," Made Scientific CEO Syed T. Husain said in a release. "Sponsors advancing therapies toward approval require manufacturing capacity that is available when their programs reach it."

Made Scientific also has a 60K SF facility in its hometown of Princeton, New Jersey. Its expansion comes after a trio of big-name drug manufacturers announced expansions in Eastern Pennsylvania.

In February, Johnson & Johnson stated it would invest $1B to build a cell and gene therapy manufacturing facility in Lower Gwynedd Township. In January, Eli Lilly announced plans for a $3.5B manufacturing plant in Upper Macungie Township. And in September 2025, GSK announced that it would invest $1.2B to build a research and development facility in Upper Merion.

The Philadelphia market ranked No. 4 in the country for life sciences employment growth last year, according to CBRE, with its pharmaceutical and medical manufacturing sector growing 3.1% to more than 16,000 workers. Life sciences venture capital in the region grew 7.1% last year, CBRE found.
