One of the Philadelphia metro’s largest warehouses is looking for a new inhabitant after losing the headquarters of a storied auto parts manufacturer.

The 1.3M SF former Cardone Industries headquarters at 5501 Whitaker Ave. in Northeast Philadelphia has been listed by Colliers on behalf of Kansas City-based property owner NorthPoint Development.
It is the fifth-largest warehouse distribution center in the metro area, according to the Philadelphia Business Journal, which first reported the story.
The fully vacant property can be divided into roughly 100K SF units, according to a marketing brochure. It is just one block from Roosevelt Boulevard and has a starting triple-net lease rate of $7.50 per SF.
Clear heights in the property mostly range from 17 to 24 feet. The structure also has a sizable lot with capacity for trailer parking.
Cardone, an aftermarket parts manufacturer founded in 1970, operated as a family firm until it was purchased by Brookfield Asset Management in 2019.
The company then ended up under the umbrella of Michigan-based First Brands Group in 2023, which is when it began winding down its operations in Philadelphia. Cardone now has manufacturing facilities in Mexico.
It previously owned two other warehouses in the Northeast at 5660 Rising Sun Ave. and 400 Adams Ave., which were purchased by Velocity Venture Partners in 2022 for just over $22M.
In Pennsylvania, NorthPoint may be best known for its data center activity.
That includes the company’s proposal for a 2M SF, $1.5B campus on a 247-acre former U.S. Steel site in Fairless Hills called the Keystone Trade Center.
NorthPoint is also behind Project Hazelnut outside Hazelton, which is slated to bring a 1,300-acre data center campus. That project is part of Pennsylvania’s Permit Fast Track Program, which is meant to streamline the entitlement process for data centers and other economic development projects across the state.
