Carlyle Group Moving To 3 Floors At SL Green's One Vanderbilt

SL Green has locked down another major tenant for its marquee office development in Midtown East.

The Carlyle Group, an asset manager with a $12.3B portfolio, according to Forbes, has signed a lease for 94K SF at One Vanderbilt. The lease is for 15 years, SL Green announced Tuesday, and will see the firm taking space on the 36th through 38th floors. The asking rents were not made public, although as one of the only new construction projects in Midtown, with an interior connection to Grand Central Terminal, One Vanderbilt can command some of the highest rents in New York City.

“With construction ahead of schedule and our annual leasing targets already met, One Vanderbilt is on track for a successful opening in 2020,” SL Green CEO Marc Holliday said in a statement.

The under-construction, 1,410-foot-tall building is now 37% leased, the company said, reaching its 2018 leasing goal with five months left in the year. Construction started at the building in 2016, and 34 stories are now finished. SL Green expects the building to reach 55 floors by the end of the year.

Carlyle Group will be joining TD Bank, which took 200K SF to anchor the building and kick-start construction, as well as German DVB Bank, which signed up for 35K SF. Law firm Greenberg Traurig has taken 133K SF over four floors, while law firm McDermott Will & Emery is leasing 106K SF. Michelin-starred chef Daniel Boulud has agreed to open a new, 11K SF restaurant on the second floor.
