Buildings in the neighborhood are selling for as much as double their last trades, he says. And on Prospect Park (like 147), especially, one-bedrooms rent for up to $2,500.

Yesterday, we snapped the building, which is half a block from the express train and sold for $5M, 20 times the rent roll, another record for the neighborhood. Erik repped the buyer, and his colleague Michael Gindi repped the seller, both family investors.
