Greenpoint-based developer Eser Realty plans to transform an early 20th-century factory at 28-46 Roebling St. on Williamsburg's Northside into luxury rentals. The four-story full-block brick building will get an additional story and become home to 58 apartments. Architect Michael Muroff plans to restore the graffiti-covered building to its former glory, incorporating a salvaged corrugated glass canopy and adding pieces of corrugated metal and copper on the new rooftop, New York YIMBY reports. He's even thinking about preserving some of the street-level graffiti. The finished product will have 53.7k SF of residential space, with an average apartment size of 925 SF. The building is inside the 100-year flood plain and was flooded during Hurricane Sandy, so the cellar and first floor will be flood-proofed. There will also be 10k SF of commercial space on the first floor. A $14M loan was arranged for the project by Eastern Union Funding director Jonathan Singer. The estimated $26M project is expected to take 12 to 18 months to complete. [NYY]
