TENANTS TO CHELSEA

We’re seeing real movement from tenants again, says FirstService Williams’ Perry Mesmer, who closed over 100k SF of deals in the past two months, a number in the Flatiron-Chelsea districts. One is construction management firm R.D. Rice, which is moving to new 3.5k-SF digs at 56 W. 22nd St, joining an eclectic mix of creative tenants, including a photographer, baking supply company, architect, and even a toy robot manufacturer. Perry is marketing the building on behalf of owner Ernest Blum; 10k SF is still available, and he’s in negotiations with a national communications firm to take the 5k second floor. (Might we suggest 5k SF for a toy robot destroyer, for when they inevitably come alive? I, Robot, anyone?)
The move is an upgrade for R.D. Rice, which is relocating from the far West Side. The tenant’s been doing a lot of work in the apartment sector, including a few owned by S. Sunshine & Associates’Suzanne Sunshine. She and colleague Glenn Brill repped R.D. Rice in the deal, and this was the first time her firm, which exclusively works with non-profits, repped a non-profit board member in a move. The construction firm’s owner, Doug Rice, is chair of the Bronx Museum of Arts, and as part of Suzanne’s unique business model, she donated a significant portion of her fee to the museum in the form of a charitable donation.
