RN3 Enters Dutch Logistics Market With DHL Sale-Leaseback Deal

London-based real estate investor RN3 Partners has completed the purchase of a logistics facility in Bemmel, the Netherlands, from DHL for €43M.

The sale-leaseback deal, under which DHL Supply Chain will occupy and operate the facility at Nijverheidsweg 51A/B, marks RN3’s first acquisition in the Netherlands. 

The distribution center, completed in 2023, offers approximately 33,300 square meters and holds a BREEAM Very Good certification. The building has a hybrid energy infrastructure system, which combines grid-connected and off-grid solutions such as solar, on-site generation and power storage, reducing the facility’s reliance on the grid. 

Cushman & Wakefield, together with CMS Netherlands, advised DHL, while RN3 Partners was advised by Savills and DLA Piper. 

DHL previously acquired the facility from Frasers Property Industrial in September 2025 in a deal valued at just over €46M, Vastgoedmarkt reported, before integrating its corporate operational infrastructure, which helped pave the way for full occupancy of the site earlier this year. 

The deal highlights the appeal of state-of-the-art logistics facilities in key distribution hubs in the Netherlands. Total investment in the industrial and logistics market reached €772M in the first half, with 80%, or €618M, stemming from logistics assets, according to Cushman & Wakefield. 

Volumes were significantly below the €980M seen in H1 2025, Cushman said. Investors kept their focus on prime assets in central areas with strong tenants and long leases. 

Based in London, RN3 specializes in managing industrial and logistics property, making its debut in 2024 with a £180M acquisition of the Icon Manchester Airport business park from THG founder Matt Moulding. 

In January this year, the company hired Brookfield Head of European Industrial and Logistics Dan Benhamou as managing partner to spearhead a push into European logistics.

Completion of the Dutch deal comes two weeks after RN3 bought a 44,500-square-meter warehouse in Cernay-lès-Reims, France, from Invesco Real Estate, making its entry into the continental European market.
