Baylands Proposes Latest Bay Area Megacampus For Life Sciences

Want to get married and launch a biotech startup?

A planned Bay Area development offers the chance to do both, with a mixed-use layout that includes life sciences research space and an upscale hotel with a chapel.

Baylands Development Inc. plans to create a 1M SF mixed-use complex on the last vacant lot at Sierra Point, a man-made peninsula in Brisbane, California, south of San Francisco.

The development, called 9000 Marina, will include an 11-story hotel with 608 rooms, outdoor pool and chapel, as well as 657K SF of office and life sciences space, the latter built atop a 1,200-stall parking podium.

The San Francisco Business Times reported that at least half of the office space will be set aside for life sciences, and the full 9000 Marina Project to cost $800M and break ground in 2024.

The site sits in the midst of a frenzy of life sciences development. Healthpeak Properties is developing nearby 8000 Marina Blvd., a 1.3M SF life sciences project, as well as The Shore at Sierra Point, a $600M, five-building campus covering 23 acres and 620K SF. Across the marina lies Genesis Marina, a Phase 3 Real Estate project.

Baylands is also involved in the 580-acre Brisbane Baylands megadevelopment of a former rail yard due south of the San Francisco border, which aims to include 2,200 homes and 7M SF of commercial space but has yet to break ground.
