Yardi-Backed Flex Office Marketplace Launches In U.S. As Companies Plan To Up Attendance

Hubble, a UK flexible office marketplace owned by tech firm Yardi, is rolling out in the U.S., Bisnow can reveal. 

Hubble soft-launched in New York in October, and its portal is now offering offices in seven other markets: New Jersey, Philadelphia, Boston, Chicago, Washington, D.C., San Francisco and the wider Bay Area.

Hubble is offering 10,433 office units across 706 buildings in its initial U.S. markets, from operators big and small, including WeWork, the flex giant that Yardi took majority control of in 2024. 

Hubble aims to market more than 1,500 buildings by the end of 2026 and plans to launch in 10 additional U.S. areas by the end of the year: Los Angeles, San Diego and broader Orange County in California, Denver, Phoenix, Atlanta, and Fort Lauderdale, Miami and Tampa in Florida.

The company said rising office occupancy in major U.S. cities was a major factor in its decision to expand beyond its UK home, pointing to the fact that Kastle’s Occupancy Barometer hit its highest level since before the pandemic in late 2025. That number is still well below pre-pandemic levels, with the average office seeing 56.3% of its early 2020 foot traffic in December and the number remaining fairly flat in 2026.

A survey the company conducted itself found that 28% of business leaders said they want to increase office occupancy in the coming months, with only 3% planning a reduction. 

Hubble’s New York team is led by Henry Howard and Colleen Poling, and it has helped several NYC tech firms grow, advising brands such as Cal.com.

“Companies need offices again. What they don't need is a 10-year lease,” Tushar Agarwal, Hubble co-founder and CEO and director at Yardi, said in a statement. 

“Post-pandemic changes in how we work as well as AI’s impact on hiring, retention and office decisions nudged flex offices in this direction, and Hubble is ready to assist U.S. companies realizing their growing flexibility needs.”

Hubble launched in London in 2014 and was bought by Yardi in January 2025. It provides an online listing marketplace along with a free advisory service for occupiers.

Its UK clients include PwC, Shopify, Spotify and Pfizer, and in total it has assisted more than 5,000 companies and secured $200M (£148M) in rents for landlords and operators.
