Residential Component Of Aertson Midtown Opens

Indianapolis-based Buckingham Cos. has completed the residences of Aertson Midtown, its mixed-use development adjacent to Vanderbilt (and named for an ancestor of Commodore Vanderbilt). The property offers 350 residential units: 24 studios, 215 one-bedrooms, 99 two-bedrooms and 12 three-bedrooms, with rents ranging from $1,800 to $5,500.

The development is distinctive in the Nashville market for having both residences and a hotel. As a mixed-use community with the Kimpton Aertson Hotel and upscale retail tenants, Aertson Midtown gives residents access to services they would not otherwise have, according to Buckingham Senior Vice President of Development Scott Travis.

The community includes a rooftop pool with views of the university, a lounge area with a shared kitchen and espresso bar, a listening room and a theater. Aertson Midtown also provides 24-hour in-room dining through the newly opened Henley, the restaurant in the Kimpton Aertson by chef R.J. Cooper.

While developers face a competitive market in Nashville’s booming market, Travis said, the key to attracting tenants is to create spaces above and beyond what is considered the norm.

"As Nashville’s first mixed-use development with leased residences and a hotel, Aertson Midtown residents have access to a heightened living experience, which allows us to attract residents at an above-average rate,” he said.

Other residential amenities include a self-service bicycle repair shop, space for bicycle storage, a dry-cleaning service and an indoor/outdoor weather-protected dog park and dog wash station.

The rest of the property's retail component will open by this fall. Besides Henley, it will include Caviar & Bananas, the Mexican eatery Nada, The Woodhouse Day Spa at Aertson Midtown, and The Ainsworth, the Nashville iteration of  a New York bar.
