Why Nashville's Emerging As An E-Commerce Hub

E-commerce has dealt retail a blow, but it's been good for industrial demand. Nashville is one of the strong industrial markets poised to take advantage of the e-commerce revolution.

Not only does Nashville benefit from being at the intersection of several interstates, but it's also relatively centrally located compared to other US cities, meaning it's a great location for e-commerce facilities using FedEx and UPS to ship to homes, Cushman & Wakefield executive managing director of logistics & industrial services for the Americas John Morris tells us. "The population there is growing, about as fast as any city is, and it has good transportation reach in its connectivity to other regions in the Southeast and the US."

The labor market in Nashville is also strong, with great employment availability for warehouse labor, John adds. There are challenges to industrial growth, however. "Nashville doesn't have a surplus of available land for development," John says. "Much of the land is hilly and rocky, which is a challenge for developing larger warehouse facilities. Even so, considering the area's growth, and its addressable challenges, we expect demand and pricing for industrial to remain strong in Nashville for quite some time."
