A newly posted notice of a request to abandon Rosalie Street between Lousiana and Milam in Midtown is raising eyebrows. The site at 3003 Lousiana was slated for a 16-story, 250K SF office tower, but plans were canceled amid Houston's oil downturn after the project's developer, Senterra Real Estate Group, failed to meet pre-leasing requirements to move forward with construction.

The notice is a sign of life for an under-used site functioning as parking in Houston's popular Midtown area, and opens up more possibilities for the prime parcel. Senterra's original plans accounted for Rosalie Street. With the potential for the street to be abandoned, plans could change.

Midtown's latest park recently opened just a block away from the site. Across Louisiana Street, The Morgan Group is building its latest Pearl-branded mid-rise multifamily community, which will also house a 40K SF Whole Foods Market. While development in Midtown has been red-hot relatively speaking, office space has not been a priority. When Senterra's project was first proposed, it would have been the first new office development in the area in over five decades.

Senterra and the City of Houston could not be reached for comment.
