It might not have a private helipad and rooftop pool anymore, but Arena Place is upgrading with other unusual amenities.

Boxer Property’s Arena Place team—leasing rep Peter Apol, senior property manager Katie Kakhnovets, and leasing rep Chris Nash (snapped where the helipad used to be)—tell us the firm has spent $16M in capital improvements in the last seven years, and has more planned over the next few. The main push has been adding amenities, including a new full-service accredited day care and full-service car wash. The building already had two restaurants and a sundry shop.

Boxer has also added a new chiller and cooling tower, 50 more security cameras, modernized all 16 elevators to high-speed, LED exterior lighting, and will have sprinklers throughout the building by 2017. Still on the renovation list: Upgraded restrooms on all floors, additional HVAC improvements, and new tenant conference room facilities.

Arena Place (twin 21-story office towers on Southwest Freeway built in the early '80s) used to be known for the swinging bachelor pad that renowned architect Mel Powers built for himself on the top floor of Arena 1. (Our second pic shows the team in his former penthouse.) The towers flank Arena Theatre (one of Houston’s oldest concert venues in which Bob Hope was one of the main investors in 1965).
