One of Houston's most recognizable buildings has a new name. Formerly known as the Bank of America Center, the 56-story office tower at 700 Louisiana in Downtown Houston has been redubbed TC Energy Center. With a recent expansion, TC Energy, one of the continent's largest providers of energy infrastructure and a tenant of the property since 2013, occupies just over 300K SF of the building's 1.25M SF footprint.

Early this year Bank of America vacated approximately 168K SF when it relocated to Skanska's Capitol Tower, claiming naming rights to the 734K SF office high-rise, now known as Bank of America Tower.

Landlord M-M Properties and leasing agent Madison Marquette didn't take the move-out laying down. TC Energy Center is in Phase 1 of a $20M renovation, adding an 8K SF white-tablecloth dining establishment in the northwest corner of the lobby and 10K SF of creative office space. Phase 2 of the project will include a new tenant lounge and conference center, a lobby coffee bar and new mezzanine level collaborative workspaces under the dramatic cathedral ceilings, according to a news release.

"When we first put together a plan for TC Energy to relocate to the building we were able to demonstrate a path for growth that met the goals of both the tenant and ownership. It is extremely gratifying to see the plan come to its full realization," Madison Marquette Executive Vice President John Spafford said in the release.

Spafford, along with Madison Marquette colleague Madeline Gregory, is responsible for leasing TC Energy Center.

CORRECTION, OCT. 15, 3:16 P.M. CT: An earlier version of the story incorrectly identified the property's owner. It has been updated.
