AHC Doubles Down with Groundbreaking and Delivery

Allen Harrison Co is continuing its development sweep across the Houston metro. The latest: Senior development associate Neil Simon tells us it broke ground on 7970 Grand, a 210-unit luxury apartment community in Richmond. The property sits in front of Long Meadow Farms master-planned community on the Grand Parkway, which will complete there this year. Neil says 7970 Grand will be nicer than any existing product in that submarket, and its Texas Hill Country design will look different than anything else around. It’s slated to deliver in Q1 ’15 with top-of-the-line finishes and amenities.

If you follow the Grand Parkway to the other side of town, you’ll run into Fairfield Ranch, a 294-unit luxury community AHC delivered to the market in July. (Pictured here, Neil says 7970 Grand will look similar.) That property is in a hotbed of activity in Cypress—Memorial Hermann recently purchased 32 acres there, and a Kroger Marketplace is slated for development nearby. Neil tells us there’s been great leasing velocity there—ahead of projections. What’s next for AHC? Neil isn’t ready to share details, but he does say the firm has a couple more developments in its pipeline, both around the ‘burbs and some urban sites.
